Did you have the Floors Sealed

First see if or how your wood floors have been sealed. With eachtype of finaish there are different Cleaning techniques. To find out the finish you have on your floor rub your finger across the floor. If no smudge appears, the floor is surface sealed. If a smudge does appear, the floor has been treated with a penetrating seal, oil finish, shellac, varnish or lacquer, and then waxed.

Surface-sealed floors: Usually new wood floors are sealed with urethane, polyurethane or polyacrylic, which are the easiest maintain because they resist against stain and water-damage. All you need to do with these types of wood floors is sweep and mop.

Penetrating-seal-treated and oil-treated floors: The penetrating seal or oil finish must be protected by a type of wax because it soaks into the wood grain then becomes hard.

Lacquered, varnished, shellacked and untreated floors: These floors should be treated the same as penetrating-seal-treated and oil-treated floors. These are not as resistant to floors as the other sealants mentioned are.
